If Tenant does not notify Tenant's Landlord that the Tenant does not intend to pay Rent at the time specified Tenant shall be considered in default under this Lease and Tenant shall be liable for all unpaid Rent. Tenant shall not be liable for Rent or late charges if Tenant has given notice to Landlord and has continued to pay Rent in accordance with all payments to Landlord. Landlord may, without notice to Tenant, bring an action for an amount not to exceed one month's Rent and a one-half late charge as provided for under the Washington Tenant Bill of Rights (“WTA”) when Tenant fails to make minimum monthly rent payments despite reasonable efforts to do so. If Tenant fails to make minimum monthly rent payments despite reasonable efforts to do so after a written request from Landlord in accordance with the WA BU of Rights, Tenant shall have 14 days to correct the condition resulting in the failure and Tenant shall be liable to Landlord for the full amount of Rent due on the Tenant's behalf or the value of the rental unit.
